The 1998 Purchase

Jeffrey Epstein purchased Little Saint James Island in the US Virgin Islands in 1998 for approximately $7.95 million. At the time, the island — approximately 75 acres — had limited development.

The purchase was made through entities associated with Epstein’s USVI corporate structure. The US Virgin Islands offered an attractive environment: American territorial jurisdiction, favorable tax treatment through the EDC program, and geographic isolation.

The Development Phase: 1998-2010s

The Main Compound: The principal residence was a substantial multi-structure compound on the island’s higher ground, with views in multiple directions. The compound included main living areas, guest accommodations, staff quarters, and utility buildings.

The Blue and White Striped “Temple” or “Music Building”: The most visually distinctive structure is a small building with blue and white horizontal stripes and a golden dome or finial. Constructed approximately 2011-2014 based on aerial photography comparisons, the structure’s purpose has never been officially documented. Epstein described it as a music room. The interior was never publicly documented, and the building’s use remains one of the island’s primary public mysteries.

The Dock and Approach Infrastructure: Extensive dock facilities allowed private vessel access. A helipad enabled direct helicopter arrival/departure.

Underground Structures: Civil plaintiffs and journalists who examined available aerial photography have noted what appears to be underground construction on the island. The nature and extent of subterranean development has not been officially documented.

The $63 Million Valuation

By the time of Epstein’s 2019 arrest, estate filings valued the island at approximately $63 million — an extraordinary appreciation from the 1998 $7.95 million purchase price. This reflected both the development investment and the premium of private island real estate in the USVI.

Post-Death Sale

After Epstein’s death, Little Saint James was listed for sale and the sale process extended over multiple years due to the complexity of the estate proceedings and the reputational factors affecting buyer interest. A sale eventually closed at approximately $60 million.
